PDW have been appointed by Golden Lane Housing to assist in their first development scheme. Consisting of 10 No. 1 bed apartments and a 6 bedroom respite centre featuring communal lounge and kitchen facility this scheme is to be a key Mencap facility within the area.

PDW were appointed to provide support to GLH up to Bid Submission with the potential to take this further once submission has been achieved. During this time, PDW have successfully completed a mini competition to seek a developer partner with Investment Partner Status, whilst taking the project team through a design review to ensure value for money. PDW have ensured during this time that the scheme has remained financially viable, at the same time as meeting the needs of the client for this much needed supported scheme.

Up to this point, PDW along with the project team have established a developer partner, successfully submitted a bid for the Care and Supported Specialised Housing (CASSH 2) funding programme and have investigated rent levels to ensure the scheme remains reasonable, and affordable for the proposed tenants by working closely with the Local Authority.

As this is GLH’s first development scheme, PDW have been able to assist in making the necessary contacts and proposals to form a reliable team to take this development forward, whilst continuing to share in knowledge and expertise. During our appointment up to date, Local Authority contacts and relationships have been strengthened and the scheme has progressed significantly due to the strong programme management and team approach applied.
